Choosing the right contractor will spell the difference between perfection and disaster. Start by asking friends and family for recommendations of contractors in the area. The Internet may also prove to be an invaluable asset. Some websites feature discussion forums for homeowners who have been burned by less than reputable contractors.

With a short list in hand, interview each of the potential contractors. Have them all bring, if applicable, their licenses and references. If the region where you reside issues licenses to contractors, ensure that each license is valid and hasn’t expired. In terms of references, ask for around 20. Talking with at least 10 people should reveal any issues that other homeowners have had with a contractor.

At this point, a short list should be narrowed down further. Next, discuss the project and estimate its cost with the remaining contractors. During this meeting, a contractor should ask you just as many questions as you ask him. While he may take brief notes, an estimate should never be scribbled on paper or a business card. Ideally, one should be typed on company stationary.

Finally, weigh your options and go with the contractor you feel would be the best fit for the job and your budget. Also, have a contract drawn up. This should detail all aspects of the job, including the work to be done, the sub-contractors he will be bringing in, and a payment schedule. However, a payment schedule should never be outlined in weeks or months; instead, base it on completion, such as 25 percent upon completion of electrical, 25 percent after drywall is installed, and so on.
