If you feel your home could use an overhaul but you’re not sure where to start, focus on the kitchen and the bathroom. This is especially true if you plan to sell the house in the near future. When potential homebuyers tour your space during an open house, they will pay close attention to the upgrades and amenities found in these two rooms.
A rule of thumb when renovating is to decorate for homebuyers if you plan to move, and decorate for yourself if you plan to stay. For example, if you know you’ll be putting the home up for sale in two years, don’t splurge on all new bathroom fixtures that are already in good shape. There’s no guarantee you will see a return on your investment when you finally decide to sell the home, so just clean them up instead.
If you plan to stay in your home for many years, buy whatever fits within your budget. The kitchen is considered by many to be the heart of the home, so focus on upgrading the room to fit your taste and your lifestyle. Have a large family and enjoy hosting get-togethers? If so, a bigger fridge, center island, and a larger or dual oven could make cooking more efficient and enjoyable.
Unlike many years ago, the modern trend for bathroom decor is luxury. Rather than creating a room where you get in, go about your daily ablutions, then get out, construct a spa-like atmosphere. You don’t necessarily need a large room to achieve this, either. If you’re going to splurge, spend the money on in-floor radiant heating, multiple shower heads, and a soaker tub for unwinding at the end of the day.
